Course stops loading at 95%

It's a course coming out of CF and I can't get it to load fully to play it.

It's one with FPS issues on two holes so I deleted a whole port area of buildings, re-compiled but hit the 95% barrier.

Any ideas please.

My first question is how do you know it has FPS issues if it 

won't load to play?

Secondly, If it did play previous to your last build, what was different?

Thirdly, 95% sounds suspiciously like a rouge pin or tee on the last hole;

but just guessing without more information, and question marks.

Any ideas? Please?

Already said...

The course had FPS issues on two holes so I deleted a load of buildings to try and improve that. In the build with the FPS issues all tees and pins wete OK and it obviously loaded fully. Still, as I deleted the clubhouse and supporting buildings I'll check the 18th hole.

Got this moving forward by successfully loading a version a couple earlier than the current one, did some pruning and it looks like FPS is improved. Uncertain because the FPS counter has disappeared for all courses. Checked Steam setting and it's still checked to appear in the bottom left hand corner of the screen. Is there any place else there is a FPS setting to check up on ?

If you install the Nvidia Geforce Experience, it has a nice fps counter (it's a little bigger than steams) plus you can take screen snaps with it in a breeze!
